Resale certificates
The process:
When you are selling or refinancing your home, your title company will request a resale certificate from the HOA. All requests can be sent to treasurer@pembrookehoa.org
There is a standard $250 fee charged for this service. More information can be found here https://www.wtplaw.com/files/2018MarylandHomeownersAssociationAct.pdf
Timing:
Please allow at least 15 business days in advance of your closing for the HOA Treasurer to gather the proper documentation for the resale certificate. Any requests made less than 14 business days but greater than 7 days are subject to a $50 expedite fee. Further, any requests made 7 days or less from the closing date are subject to a $100 expedite fee and may not be prepared in time for your closing. Thank you for your understanding.
